- What is the mission of your company or project?
Welch Homes is an Eco home building company. Eco, meaning Tiny, sustainable, eco-friendly homes, 700-1000 sq ft and built on purchased land. These properties can be sold or rented and are located off the grid with Mother Nature as the backdrop. Custom homes sitting on instagram worthy environments in: Crestline, Mammouth Lake, Joshua Tree, Big Bear, Ojai and all other parts of California that allow tiny home building. The first 5 builds will be sold at 3 times the cost to build. Then artistic rental homes will be built by our innovative designers creating destination locations to rent on Airbnb and all other platforms. In short, we buy land, build eco homes, sell and rent. But the mission is to create retreat or communities as well to increase the value of life. Less building, more land, less isolation, more community.

In the aftermath of the pandemic the housing market now not only has the interest rates skyrocketing but the prices are astronomical along with an economy dealing with, what feels like, daily inflation. The apartment building I manage just listed a 600 sq ft 1 bed 1 bath with no amenities for $2400.00…last year the exact same apartment was rented for $1795.00. Once I can get these first homes up and receive some revenue I hope to build affordable eco homes not only in the wild but in urban cities as well. We as people cannot sustain this market and way of life. I want to create beautiful homes that allow for a balanced lifestyle.
I’ve been flipping units and in project and property management for years now and I know what people want but I also know whats out there. We either have massive homes nobody can afford or crowded apartment buildings with no quality of ownership. I want to build homes and communities that support a better way of life.
- What is the market size/opportunity? The current Real Estate Market comps of small homes in desired locations: Listed as low as $550,000.000 & as high as $1,125,000.00. Our homes cost $144k-$250k to build including land purchase. FOR RENTALS: All the tiny homes searched on Airbnb in California are sold out! Thats a 100% occupancy rate!!!!! They charge anywhere from $150-$600 per night PLUS cleaning fee. YouTube and Instagram are flooded with Tiny Home destination locations and people have to find solutions in this economy.
- What is your company/product about and how does it solve the problem?
The home will be inspired by the land it sits on. Most tiny homes are mobile and then the purchaser has to go find land and hope it looks okay. They have to excavate, build foundation, get site survey, pay permits that can take Months and lots of time, time most families and prospects do not have. We build to compliment the environment. Each home opens up to the landscape to enlarge the feel of space. Being in California we can do that. This is an art piece one can live in comfortably and actually AFFORD! We hope to also provide sustainable gardens surrounding the home and upon the roofs of some. This is where art and nature collides but without exclusivity or pretension. I have no doubt as the future continues to hold uncertainty, people will re-frame their narrative on what quality of life now means. Our homes leave a tiny carbon footprint but stay in your heart & mind forever.

Land & Site Survey
I have purchased land in Joshua Tree. Need $6000 for site survey
****Pay for Survey (physical nature of prop, documents legal boundaries & history) ****Go in person to the local building department with the site survey to attain a complete checklist of everything that needs to be completed to get building permits.
MILESTONE #2 $12,500.00 + $25k
Architectural Design & Structural Engineering & WELL
****First we will need $5000 for the creation of the architectural drawings. ****Send architectural drawings over to the structural engineering firm $7500 The structural engineers will map out the structural details and create a package of calculations showing that these details would meet all code requirements and result in a safe and strong building.
****** The property that we have secured will also need a well and septic adding $25k to budget
MILESTONE #3 $25,000.00
Construction Documents & Submit Package to San Bernadino Building Dept. The total cost of permits for this project which must be at least 700 sq ft of buildings, but not all building have to adjoin, will be $25000.00 and could take up to 4 months. ****Construction Document inclues: school tax fee $2700, Title 24 energy report $800, Dept of Fish and game, Construction waste plan, Percolation study & septic design $1800, CA Green Building Standards
